A gated compound inside New Alamein City, five minutes from Alamein International University and built to be lived in all year.
Overview
23 buildings on 24 feddans, five minutes from Alamein International University.
T Residences New Alamein is a gated residential compound developed by TOREC Developments on 24 feddans inside New Alamein City. It holds 23 buildings, each ground plus seven floors, with four apartments to a floor. The clubhouse and the pool sit at the centre of the site, and the buildings are arranged around them and linked by pedestrian walkways rather than roads.
Every apartment has three bedrooms and is handed over fully finished. The compound sits beside working universities and carries a clubhouse, a commercial strip, co-working space and permanent facility management, so it suits a family living here through the year as readily as it suits a second home used in summer.

Location
Inside New Alamein City, five minutes from Alamein International University.
The compound sits inside New Alamein City in Matrouh Governorate, south of the International Coastal Road, between the Arab Academy for Science and Technology and Alamein International University. The university is a 5 minute drive from the gates, the academy 9 minutes, and the New Alamein bus station 14.
The addresses around the compound are permanent rather than seasonal. Two campuses, the Alamein Model Hospital and the New Alamein bus station are all within 20 minutes by car. Borg El Arab International Airport is 1 hour 15 minutes away, and the Alexandria gates 1 hour 45.
Facilities
A clubhouse, pools, a commercial strip, courts and co-working space inside three secured gates.
The facilities all sit inside the three secured gates, so daily needs are met without leaving the compound. Routes between the homes and the facilities are pedestrian walkways rather than roads. Each facility is listed separately below.
The social building of the compound, for dining, gatherings and indoor leisure.
Pools and fountains set along the landscaped spine between the buildings.
Shops, cafes and daily retail inside the gates, so routine errands do not mean leaving the compound.
Courts laid out for paddle tennis.
A secured play area, placed within sight of the homes around it.
Open ground set aside for activity, exercise and sitting outdoors.
Landscaped ground between the buildings, linked by pedestrian routes rather than roads.
Shared workspace inside the compound, for residents who work from here through the year.
Fitness and gathering rooms within the clubhouse.
Three controlled gates with continuous monitoring.
High speed internet, television and telephone on one connection to every unit.
Three separate management contracts covering the compound after handover.
Photos
The views below run in the order of the day: the gate in the morning, the pedestrian walkways, the clubhouse and pool, the commercial strip and the facades, then the entrance after dark.
Developer
TOREC Developments, established in 2015.
The developer is TOREC Developments, an Egyptian company established in 2015 that works with the support of the New Urban Communities Authority. Its activity covers residential and commercial development, asset management, leasing and facility management.
After handover the compound is covered by three separate management contracts: community management, property management and facility management. Every apartment is handed over fully finished, and the commercial strip, the clubhouse and the co-working space are part of the same delivery.
Master plan
The clubhouse and pool at the centre, the 23 buildings around them in three groups.
The plan is built around the middle of the site. The clubhouse and the pool sit at the centre, and the 23 buildings are arranged around them in three groups: A and B to the west, and C running north and east. Three gates open onto the perimeter road. Use the controls to zoom in, or drag the plan to move around it.

Apartments
Three sizes, all with three bedrooms: 110, 120 and 130 m².
There are three apartment sizes, all with three bedrooms: 110, 120 and 130 square metres. What separates them is the floor as much as the area. Ground floor apartments open onto a private garden, whose size depends on where the building sits on the master plan. Apartments on the seven upper floors have a terrace instead.
All three sizes are handed over fully finished on the same payment plan, so the decision is about the floor and the outdoor space rather than the terms. A ground floor garden tends to suit families with young children, while a terrace on the upper floors suits a second home used for part of the year.
Ground floor homes open onto a private garden. The garden size depends on where the building sits on the master plan.
Homes on the seven upper floors, each with its own terrace. Four apartments to a floor, so no landing is shared by more than four doors.

A clubhouse, swimming pools and water features, a commercial strip, paddle courts, a kids area, recreational areas, co-working space, a gym and social lounges, green spaces and walkways, and three secured gates with round the clock surveillance. Community, property and facility management cover the compound after handover.
It is built for both. The gates are secured around the clock, the kids area is overlooked by the homes around it, and the routes inside are pedestrian walkways rather than roads. Because the compound sits beside working universities and includes co-working space, a commercial strip and permanent facility management, it stays occupied in winter as well as summer.
New Alamein is a planned city rather than a seasonal resort strip. Alamein International University and the Arab Academy for Science and Technology are minutes from the compound, the New Alamein bus station is fourteen minutes away and the Alamein Model Hospital twenty. Borg El Arab International Airport is an hour and a quarter by road.
